ABOUT ME Michael Lutz L&M Remodeling is a Dallas-based company that combines the principals of modern design and functionality. We believe that working closely with our customers to create one of kind living space. Michael Lutz received his Business Degree from Texas Tech University. Upon graduation spent four years serving in the United States Marine Corps as an Officer. After working for several years in residential building for such companies as MHI, Ryland Homes, David Weekley Homes and Grand Homes in various roles that has exposed him to various styles of building and architecture. When Michael opened his own business in 2010 he saw the need for remodeling at an affordable price. Lutz found that being sensitive to a client’s budget and finding creative ways to make remodeling affordable opened up the doors to a growing segment of clients.

Well, it has been a while since my last post. I would like to thank the following customers for allowing me to remodel there homes....Tim, Roxie, Steve and Delmi, Lydia, Angela and Frank, Phil and Joanne Chris and Tara, Meg and Haywood, Sandra and Paul, Ben and Wai Lee, Tammi and Tom, Mellisa, Tanya and Mike. Heath project

framing new addition

This project entailed removing roof and adding trusses for the new addition of sun room, game room, and office, second set of stairs, and redesigned master and master bath. The framing needed to be engineered due to wind sheer and wall of windows in sun room. We added all new energy efficient vinyl windows. We also added 5 new sliding glass doors of various sizes and 2 custom wood doors one to pool and other off sun room to new patio. We changed the entire HVAC system to variable speed compressors. The master was totally redesigned moving bath and closet from one side of room to other. The room was out of level and had to be redone. We added a 10x14 sitting room that was cantilevered out with view of lake with windows on all sides. We added platform to existing media room and new stair rail with wrought iron balusters. We removed all doors in house and added solid core arch top doors. We also added hardwoods to most of downstairs and office upstairs. Once all doors and windows were installed and all cornice repaired we slurred the brick giving it a really cool look. The insulation was foam in all roof cavities and new additions. Exterior and interior was done with custom paints. Balcony was modified due to new addition of office with sliding glass door. The upstairs roof was redone with metal. We modified the pantry to double its size. We added beams in dinning room, game room and sun room. The master also entailed moving and adding new firer place with stone. The entire rear of home and addition was done with stone. The existing family room firer place had to raised 8' and parts located to save this firer place. We pour piers for master sitting room addition. We capped screened porch to make new sun room with 24' ceiling and added to foundation for new set of stairs to go to game room. The game room over looks the sun room and is cantilevered out 4'.




Jones Remodel

Repaired all damaged masonite and rotted 1x4, replaced with Hardi type product. Also repaired flashing that was done wrong by builder. They also had an under sized lintel over the garage that needed to be taken down and replaced. We re- bricked this area and corrected the exterior wall that was pushed out due the pressure put on it.

Just completed tear out of  rolled formica and replaced with HD formica and 6x6 tile back splash. Also removed water damaged wood floor and replaced with engineered floor system. See before and after photo's.
